New Construction Homes in Placer County: What Buyers Should Know in 2026

New construction is one of the biggest stories in Placer County real estate right now, and buyers who ignore it are missing options that did not exist two years ago. Between master planned communities, national builders offering real financial incentives, and a steady stream of new phases opening in Roseville, Rocklin, and Lincoln, the new home market has grown into a legitimate alternative to resale. If you are house hunting in Placer County in 2026, you need to know what is actually being built, what it costs, and where the deals are.

Where the New Homes Are Being Built

The single biggest development shaping the region is Placer One, a 2,213 acre master planned community straddling the border of Roseville and Rocklin along Highway 65. Under its current development agreement, Placer One is planned for roughly 5,600 housing units, along with office space, parks, and a new Sacramento State satellite campus operated with Sierra College. Construction on the first of four phases has been underway since 2022, and phase one alone includes 769 single family lots plus new roads, parks, and infrastructure. Builders including JMC Homes have communities selling within Placer One now, and it will add more new housing stock to this corner of Placer County than any project in recent memory.

Beyond Placer One, Roseville remains the hub of new construction, with Taylor Morrison, KB Home, Pulte, Toll Brothers, Lennar, Beazer, Richmond American, and Tri Pointe all active in the city's master planned subdivisions. Rocklin has newer luxury offerings like Vista Oaks, an enclave of 4 to 5 bedroom homes up to about 4,375 square feet. Lincoln has Legacy at Liberty, a gated community of 96 two story homes tucked against the foothills. Loomis, Auburn, and Newcastle see far less large scale new construction due to zoning and lot size, but infill and custom builds do come up, so it pays to have an agent watching those markets too.

What New Construction Costs in 2026

Roseville's median sale price sits around $660,000 as of 2026, and new construction pricing generally tracks close to or slightly above that figure depending on lot premiums and finish level. Entry level new construction in the $500,000 to $650,000 range tends to be smaller footprint homes, cluster product, or attached townhomes, such as the Belvedere townhome community in historic Roseville. Larger single family new builds in communities like Vista Oaks or Pinnacle at Solaire run higher once you factor in square footage and upgrades.

What has changed the math for buyers is builder incentives. Roughly two thirds of builders in the Sacramento Valley are currently using mortgage rate buydowns rather than cutting sticker prices, since a price cut can drag down appraised values across an entire neighborhood while a rate buydown does not. Buyers who finance through a builder's affiliated lender commonly see combined incentives worth $10,000 to $20,000 or more, sometimes structured as a 2 1 buydown that lowers your rate by two points in year one and one point in year two. That is meaningful, but it only makes sense once you compare it against what you would net using your own lender, and I walk every client through that math before they sign anything.

New Construction Versus Resale

New construction is not automatically the better deal. You are paying for a warranty and zero deferred maintenance, but you are also paying builder margin and losing negotiating leverage since builders rarely move much on price. Resale homes in established Roseville, Rocklin, and Lincoln neighborhoods often offer more mature landscaping, larger lots, and lower HOA dues. The right call depends on your timeline and how much you value having an agent in your corner during the builder contract process, since builder sales offices represent the builder, not you.

Frequently Asked Questions

Is new construction a good option in Placer County in 2026?
Yes, for many buyers. Builder incentives are currently strong, and communities like Placer One, Vista Oaks, and Legacy at Liberty are adding meaningful new inventory across Roseville, Rocklin, and Lincoln. Whether it beats resale depends on your budget, timeline, and priorities.

Do I need my own real estate agent to buy a new construction home?
Yes. The sales representative at a builder's model home works for the builder. Bringing your own agent, at no cost to you in most cases, gets you an advocate who reviews the contract and negotiates upgrades or incentives.

Are builder rate buydowns actually a good deal?
Often, but not always. A 2 1 buydown can save real money in the first two years, but compare the total incentive value against using an outside lender who might offer a better long term rate. This is exactly the comparison I run for my buyer clients.

Where is most of the new construction in Placer County happening?
Roseville and the Roseville and Rocklin border, largely due to Placer One, followed by Lincoln. Loomis, Auburn, and Newcastle see far less large scale new construction and more custom and infill building.
