Sale to list price ratio climbed to 99.7 percent, and 35 percent of homes sold above asking, up nearly 7 points from a year ago. Price drops are also less common than last year. Rocklin is holding up on price better than most of its neighbors, with a median sale price in the $685,000 to $705,000 range and homes going under contract in about 36 days while fielding roughly two offers on average. Stanford Ranch and other established Rocklin neighborhoods continue to draw steady demand from families relocating for the schools.

Lincoln has softened the most on price, with a median sale price near $605,000 to $620,000, down slightly year over year, and a longer average market time of about 47 days. That makes Lincoln, including Sun City Lincoln Hills, one of the more negotiable submarkets in the county right now, which is good news for buyers who got priced out of Roseville or Rocklin.

Auburn tells the opposite story: median sale price around $666,000, up 3.8 percent year over year, even as homes take longer to sell, about 64 days on average.
