Lincoln has grown significantly over the past decade, and the growth isn't slowing down. Here's what's drawing people:
New construction. Lincoln has some of the most active new home building in the entire Sacramento region. Communities like Twelve Bridges, Lincoln Crossing, and newer phases of development offer modern homes at competitive prices.
Space. Lots tend to be larger in Lincoln than in Rocklin or Roseville. If you want a bigger yard, more breathing room, or even a property with some acreage, Lincoln is often where buyers land.
Price. You generally get more square footage per dollar in Lincoln than in Roseville or Rocklin. For Bay Area transplants, the value can feel almost unreal.

Twelve Bridges: One of Lincoln's most established master-planned communities. Great schools, trails, parks, and a strong sense of community. Very popular with families.
Lincoln Crossing: Another master-planned community with HOA amenities including a clubhouse, pools, and fitness center. Well-maintained and family-friendly.
Sun City Lincoln Hills: Active adult community (55+) by Del Webb. One of the largest and most amenity-rich active adult communities in Northern California. If this is your demographic, it's worth a serious look.
Newer Phases and Custom Lots: Lincoln continues to develop on its outskirts. If new construction is your priority, there are options at multiple price points.
What Does the Lincoln CA Market Look Like in 2026?
Median home price is approximately $580,000 to $640,000. In the $450K to $580K range you'll find 3 to 4 bed homes in established communities, 1,600 to 2,000 Sq ft. From $580K to $750K you get newer builds, larger square footage, 4 to 5 beds, premium lots. Above $750K are custom homes, larger acreage, and high-end finishes.
New construction prices vary by builder and phase. I can help you navigate that process, which is different from a standard resale purchase.
Lincoln vs. Rocklin: Which Is Right for You?
This is one of the most common questions I get. Here's the honest answer:
Choose Rocklin if top-ranked public schools (especially Whitney High) are a priority, you want more walkability and an established neighborhood feel, or you prefer a slightly more central location.
Choose Lincoln if you want more space and newer construction, you're drawn to the active adult lifestyle at Sun City, you want better value per square foot, or you love a small-town feel with room to grow.
