Several programs can help first-time buyers with down payment and closing costs:

CalHFA MyHome Assistance Program is a deferred-payment junior loan for down payment assistance.

CalHFA Zero Interest Program (ZIP) helps cover closing costs.

The Golden State Finance Authority (GSFA) Platinum Program is grant-based assistance that does not need to be repaid.

Eligibility requirements and availability change. Ask your lender specifically about these programs because not all lenders offer them.

Step 4: Choose the Right Neighborhood for Your Life

Placer County gives first-time buyers real options:

Rocklin has the best school district access and established neighborhoods, with slightly higher prices. Lincoln offers more space, newer homes, and better value per square foot. Roseville has a convenient location, walkable areas, and a strong community feel. Loomis and Auburn are more rural, with larger lots and a relaxed pace.

Don't just buy the house. Buy the neighborhood. Think about your commute, your kids' schools, your weekend lifestyle, and your five-year plan.

Step 5: What to Expect in a Competitive Market

Well-priced homes in good Placer County school zones often get multiple offers. Here's how to compete:

Come in with a strong pre-approval, a flexible close date, and minimal contingencies (your agent will guide you on this). Write a personal letter to the seller. It still works in this market. Be ready to move quickly. Taking too long costs you offers. Don't get emotionally attached to one house until it's under contract.
